Cloud Country West Unit 2 & 3 is located approximately 5 miles outside of Cloudcroft, NM on Highway 82. We are located at mile marker 22 on the left hand side, Pine Ridge road (if you are traveling east out of Cloudcroft). Currently, there are 232 lots and large areas of POA parks enjoyed by 144 members who own property in CCWPOA Units II & III. Many, during the spring and summer, reside full-time at their "mountain retreat" enjoying the cool mountain air and the friendly people. Others come up for vacations, every weekend, or as often as they can!
If you choose to purchase a lot in CCW Units Two and Three, the yearly Membership Dues is $115.00 per lot and a late fee will apply after 60 days in the amount of $20.00 per lot. The Application for Water Supply and Improvement Fund Agreement is $35.00 per lot with a water connection and must be signed by members. All POA members (owners) are bound by the Governing Documents of the Association. The annual membership dues help maintain the roads, and common areas, water lines and electricity to operate the pump for the water system, fire hazard reduction, garbage collection, newsletters, bookkeeping, computer, office supplies and any other expenses incurred in the operation and maintenance of our Association. There are currently no special assessment fees. Dues, fees and/or special assessments run with the land, and if any of these were not collected and paid by the seller at closing, they become the new owner's responsibility.

Four-Wheeling There are many forest service roads that four wheelers can utilize as well as the beautiful Rim trail. Please remember to stay on designated roads and trails specifically for ATVs.
Camp Fires and Friends Sitting around the campfire after a day of relaxation is the best way to end the day (in the humble opinion of many POA residents). So grab the marshmallows and the wieners and enjoy an evening of friends, food, and laughter.
Shopping Check out the many stores in Cloudcroft and the surrounding area as well as Ruidoso. We guarantee that you will find something you "just can't live without".
Art Fairs Cloudcroft hosts many art fairs during the spring, summer, and fall. There is also a major art show in Ruidoso during June.
